Sustainability in the Interior Environment, as defined by the US Green Building Council for Leadership in Energy & Environmental Design (LEED), is described as follows:
“High-performance green interiors are healthy, productive places to work; are less costly to operate and maintain; and have a reduced environmental footprint.”
With our Director of Design and Design Staff all LEED Accredited Professionals, “green” is not just a word—it is an overriding objective in all endeavors. We believe that all built interior environments and their occupants can benefit from intelligent sustainable design whether they pursue Certification or not. Sustainable design has the power to enhance the workplace performance and quality of life while reducing costs. This in turn benefits our client’s bottom line as it strengthens their image.
Design-Build
Design-Build is a blending of design & construction professionals into an integrated team to produce superior results. It differs from the traditional Design-Bid-Build delivery that has three distinct start and stop milestones, and separates the design and construction into independent activities. Although this produces a competitive price, it is often over-shadowed by the added time and documentation required to produce drawings, specifications, details, and bid packages. Typically this requires more of the owner’s time—unless the additonal expense of a construction manager is added.
The Design-Build delivery method, in contrast, is built on the concept that the team is established in the beginning and the construction evaluation becomes concurrent with the with the design phase. It is documented as being 12% faster in construction, 33% faster in delivery and as much as 6% less in total cost, mainly because miscommunication, error, and the unexpected is reduced.
The negative typically with Design-Build is that the design could be compromised, but we have found this only to be evident when a Construction Firm is driving the decision. With CrossFields, Design is an equal entity to the Construction, thus giving our clients balance while adding value, faster completion, avoidance of disputes, and a “no-surprise” high quality final product for all.
Master Plan Phasing
Master Plan Phasing is the process of dividing the project into financially and logistically manageable stages. We approach these projects by determining the total requirements and design as a schematic whole. Through the process of estimating and analysis, we establish a phased implementation with the final end goal in mind. To do this, it often entails an in-depth analysis of the client’s facility needs, assessment of the current situation, the projected growth, financial position, and long term vision. Each phase, especially the initial, is designed to utilize the presently available resources with the most impact to the end desire, and at the same time, minimizing waste for the future.
Renovations
Renovations are the art of transforming an existing space to a more effective environment. The scope of a project could be as minimal as an update to the aesthetics, or as significant as a total alteration in the use of the space. The desire with most renovations is to maximize the resources available in the existing elements and conditions. Physical and structural limitations, updated code adherence and occupied spaces all present additional challenges.
