NEGOTIATED CONSTRUCTION SERVICES

This approach to construction provides an excellent opportunity to utilize the general contractors’ field of expertise early in the design development. This will accomplish three winning benefits for your facility. First, it establishes an accurate budget early in the design process and maintains budget compliance as the design progresses. Secondly, it ensures that the most cost effective materials, equipment, installation details, and construction methods are used in the final construction documents. And finally, it maintains competitive bidding at the subcontractor and supplier levels. CROSSFIELDS recommends and provides references for the appropriate general contractor based on the scope of your project. Our recommended general contractor will solicit bids from multiple qualified subcontractors, including any subcontractors furnished by our client. We will then compile a detailed line-by-line itemization of all project costs. Upon review of the tabulated cost and final negotiations, the general contractor will be prepared to begin construction at the execution of the construction contract and issuance of permits. This service is included in Pre-Construction Project Management Services, but we also offer Negotiated Construction services individually to clients who have already engaged an independent architectural and engineering firm, yet still have the need for a construction provider.

In certain cases, our custom solution may involve simply being a resource for you to connect with a qualified general contractor who has a successful track record with your type of project. This service is the typical choice on projects in which the design services are completed or near completion, and multiple general contractors are being requested to submit a bid. In this scenario, CROSSFIELDS will recommend and provide references for the appropriate general contractor based on your unique needs.
